Revitalization Brinkhaus-Areal Warendorf
The new urban quarter on the former Brinkhaus site takes advantage of its particularly favorable location between the Ems floodplains and Warendorf's old town.
The newly created riverside square will be an important anchor point as a tourist gateway to the old town and integrates the historic carriage hall and gatehouse, which have been converted into a textile museum and tourist information center. Outdoor dining under a shady canopy of trees offers a pleasant place to relax with a view of the old town skyline and the Ems. Public facilities such as the museum, hotel, and restaurants create a high quality of life for visitors and residents alike. The multifunctional square is a central venue for the annual city festivals.
A sequence of square modules and green corridors improves general access through the neighborhood and integrates the structures into the overall open space system. The new neighborhood promenade opens up the entire neighborhood in an east-west direction and connects the existing residential buildings on Breuelweg. The green street space with scattered rows of trees and retention areas provides parking spaces close to the apartments and car sharing facilities. Two contrasting riverside paths complement the longitudinal passageway. The urban design allows for a generous distance to the Ems, creating a continuous riverside park for nature experiences and recreation.
In addition, there are several north-south axes that connect the neighborhood with the riverbanks and allow for views. A parking lot-like green space forms a strong connection between the old town and the state stud farm and integrates a wide range of activities for children and young people. Green inner courtyards allow for semi-public passageways and create communal areas. A patchwork of green gradations provides ecological niches with great biodiversity and supports water-sensitive open space design throughout the neighborhood.
